Opportunity Zones Permanently Extended: The New Rules and Hidden Benefits

Keywords: opportunity zones 2025, opportunity zone investment, tax-free capital gains, OZ fund benefits

Most investors stopped paying attention to Opportunity Zones after 2020. That was a mistake.

With the passage of OBBBA, not only are Opportunity Zones back—they’re now permanent, expanded, and more powerful than ever.

What’s Changed?

  • Permanent status: No sunset. This is now a long-term tax planning tool.

  • New zones: States can designate new zones every 10 years, starting in 2027.

  • Lower thresholds: More areas qualify, especially rural and smaller metros.

  • Bigger benefits:

    • 10% basis step-up after 5 years

    • 30% basis step-up for investments in rural OZ funds

    • Full gain exclusion after 10 years

Why It Matters

For investors with large capital gains from business sales, stock, or real estate, OZ funds offer:

  • Tax deferral

  • Tax reduction

  • Tax elimination

What I’m Seeing

In Idaho, we’re seeing small towns qualify that were previously overlooked. We’ve helped clients roll seven-figure gains into OZ funds and structure the exit for total tax elimination.

This isn’t just a deferral tool anymore. It’s a long-term tax shelter for smart capital.

If you’re planning a big liquidity event in the next few years, this belongs on your radar.
